Situated directly opposite Gipsy Hill railway station, this property is in a prime location for redevelopement.
Formerly used as offices for a charity organisation, our brief was to obtain planning permission to convert this run-down and delapidated building into 4 new self-contained apartments as well as providing a Working Drawings package and taking the project to completion. While the brief seemed simple enough, the site presented a series of challenges which added much complexity to the project. For example, the building is built directly adjacent to the railway line which meant liaising and acquiring various licences from Network Rail (this is no mean feat); dealing with Japanese Knotweed in the adjacent land; appeasing multiple owners and neighbours in the surrounding vacinity; retaining structural stability in our proposed design and last but not least, building through COVID-19! Despite all the hardship we endured throughout this build, the project is now completed and all 4 flats have now been let!
